Mold Inspection in Houston, TX
A mold inspection is a thorough assessment of your home to determine whether mold is present, where it's growing, how far it has spread, and what's causing it. In Houston's humid climate, mold can grow behind walls, inside HVAC ductwork, and in attic spaces for weeks or months before you notice it. A professional inspection finds what you can't see — and tells you whether you actually need remediation or not.
What We Check
Our inspections cover the full home, not just the spot you called about. Mold in one area often means moisture problems elsewhere. Here's what we look at:
- Visible surfaces — walls, ceilings, window frames, grout, and baseboards
- Behind walls — using moisture meters to detect water trapped inside wall cavities without cutting into drywall
- Attic — roof decking, insulation, and ventilation. Houston's heat traps moisture in poorly ventilated attics
- HVAC system — air handler, ductwork, drip pans, and condensate drain lines. A major hidden mold source in Houston homes
- Bathrooms and kitchens — under sinks, around tubs, behind toilets, and anywhere plumbing runs through walls
- Garage — especially after flooding events, which are common in Houston
- Exterior — siding, window seals, roof penetrations, and drainage around the foundation
How a Mold Inspection Works
- Visual assessment. We walk through your entire home looking for visible mold, water stains, discoloration, peeling paint, and other signs of moisture problems.
- Moisture mapping. Using professional-grade moisture meters and thermal imaging, we identify wet areas inside walls, ceilings, and floors — even when the surface looks dry.
- Source identification. Finding mold is only half the job. We trace the moisture back to its source — a leaking pipe, poor ventilation, condensation, roof leak, or drainage issue.
- Honest assessment. We show you exactly what we found, explain what needs attention and what doesn't, and give you a written report. If you don't need remediation, we'll tell you.
Mold Inspection vs Mold Testing
An inspection tells you where mold is and what's causing it. Testing tells you what speciesof mold is present and how concentrated the spores are. You don't always need both.
If we can see mold, we generally don't need a lab test to tell you it needs to be removed — that's just adding cost. Testing is most useful when mold is suspected but not visible (musty smell, health symptoms), or when your insurance company requires lab documentation. When to Get a Mold Inspection
You should schedule an inspection if you notice any of these:
- A musty or earthy smell, especially in certain rooms
- Visible spots or discoloration on walls or ceilings
- Recent water damage — even if it's been dried and repaired
- Allergy symptoms that improve when you leave the house
- You're buying or selling a home (especially in flood-prone Houston neighborhoods)
- Your home flooded and was repaired — mold can grow inside walls months after cleanup

Why Houston Homes Need Extra Attention
Houston's combination of 75% average humidity, heavy rainfall, hurricane-season flooding, and clay soil that holds moisture against foundations makes it one of the highest-risk cities in the country for residential mold. Many homes that were repaired after Harvey or other flood events still have moisture trapped in wall cavities. If your home has been flooded, even years ago, an inspection can catch problems before they become expensive.
